Building surveying to comply with all HSE regulations and HSG264

Lack of Awareness, and not understanding the potential dangers, are the biggest dangers from Asbestos.

New Regulations now place the responsibility for asbestos awareness in domestic and commercial operations on the owners themselves. The lack of a survey, or equally an inaccurate survey, undermines the management of the operation. This places employees, maintenance workers, and the general public at risk , with there being possible contact with asbestos, through lack of information.

The importance, and the accuracy of, a survey, cannot be over emphasized. A complete and accurate survey is the basis of all future informed management.

Surveys have a three stage format of: Locate and identify suspect materials, assess the risk from Asbestos found, and advise the client of the way forward.

All surveying is conducted by experienced, trained and qualified personnel, with integrity and a professional and experienced approach to the standards of HSG264.

Surveying standards encompass over 28 years of asbestos surveying experience, project management and asbestos removal with the support of the British Institute of Occupational Hygienists P402 Certificate in “Building Surveys and Bulk Sampling for Asbestos”.

All surveys are supported by a fully detailed photographic record, in electronic format and stored in various computerized formats.

Surveys are produced for the Client in a proven, jargon-free, established format, and can be tailored to meet individual Clients requirements where necessary.

All surveys are fully detailed to enable asbestos management to be undertaken in a systematic manner.

Surveys are designed to be available on site, and understood by building trades, ensuring that during any site works all Contractors are advised and understand the asbestos material situation on site.

Asbestos registers compiled and managed

A “Property register for the locations of Asbestos Materials” is produced as the major element of every survey document, and is the definitive record of the completed survey.

All registers are referenced directly to the main survey and are normally sub-divided into phases for assessment and management.

Whilst Asbestos Management is being undertaken the registers are updated to ensure they reflect the current and progressive situation on site.

Risk Assessments

All asbestos removal operations pose a risk to exposure to deadly fibres. However, close liaison with the Client, prospective Contractors and the Regulating Authorities ensures a positive, controlled and minimized risk approach is achieved.

Independent, impartial advice

Being totally independent, all advice and recommendations are offered for the Clients benefit. In all situations the Client will receive only independent, impartial advice.

All aspects can be covered from the practicalities of works to legal implications of specialised situations.

Project specifications

To ensure all aspects of a project are considered and evaluated at quotation stage, all specifications are produced as an in-depth, fully detailed record of the legal, statutory, health & safety and project workscope requirements.

The specification reflects the results of the survey, the statutory legal and environmental requirements, as well as the constraints of each individual situation. Consideration is always taken of staff or public interest, and/or their proximity to the work area.

At project specification stage the programme is established in accordance with Client requirements and the nature and urgency of the asbestos removal works.

The content of all Specifications encompass all aspects including scope of work, working difficulties, access, monitoring philosophy, site operational constraints, disposal, enclosure details etc.

The specification can also encompass re-instatement of materials to the fabric of the building, to meet Clients requirements.

All project specifications are used to establish quotation requirements, and ensure that all Contractors invited to quote are pricing on an equal footing.

The Project Specification also includes: Procedure for removal, heat stress evaluation, public and third party considerations, operational technique, incorporation of CDM regulations etc.
